A purchase sets the basis. What a property becomes is decided afterward, lease by lease, tenant by tenant, month by month.

We walk our properties and pay attention: the burned-out lamp, the tenant slipping on rent, the demo permit in the window down the street. Then we act on it.
Sweat the details.
Even a simple building holds a thousand details. Door closers, striping, downspouts, grease traps, sign timers. Retail is in the details, and so is everything else we manage.
Look where others don't.
Good opportunities hide in plain sight: the overlooked bay, the underused corner, the roll-up door waiting to open onto a patio. We drive the market and keep our eyes open, for ourselves and for the owners we serve.

Pat has worked across the full lifecycle of commercial real estate: acquisitions and asset management at FPM Partners in Los Angeles, then development, brokerage, and management at Fortified / Dutton & Co. in Rochester, New York. He holds a B.A. in Economics from the University of Virginia.
Management is the narrow thing we do. The broad experience in leasing, development, and underwriting, all of it from the ownership side, is why it works.
Pat is a licensed real estate broker in New York.
